Happy WINSday!! Hope you're having a fantastic week, staying cool and dry! We're a bit behind so I'm going to try to recap the multiple topics of the last few weeks.

In case you missed it...

Another great Tuesday night Blessed & Bossin' zoom discussing important topics for landlords and investors.

  • Our community is busy! And blessed to be so.
  • Does the market seem slow to you? Yes! It seems the market is moving a little more slowly right now, but that could be an advantage. Buyers have more options, which means more leverage and negotiating power.
  • Buyers also have an opportunity to purchase while there's a bit of inventory, which means when/if rates go down, inventory starts to move, and prices tend to go up.
  • NOW is the time to invest!
  • Working on a refi and received a low appraisal? What do you do? Sometimes waiting a few months is the best options - give yourself time to make any necessary updates to the property or your personal situation, and time for the market to hopefully upswing. Look at comparable properties for sale and if and when they sell at a good price, then request the appraisal. Proximity and recency are your friends when having your property appraised.
  • What else impacts the appraisal value? Pierce Blitch was at REIA in May and dropped gems about the appraisal process and what most greatly impacts appraised value - Kitchens and Bathrooms are still #1.
  • Trust and then VERIFY!! Having trustworthy, competent contractors is great, but even the best of them can make mistakes. If you're embarking on a renovation project, make sure you schedule time to be on site and inspect the work being done. A miscalculated drain pipe can lead to costly fixes if not caught right away!
  • How can we find our own deals instead of relying on wholesalers and the MLS? Cold calling, door knocking, probate/foreclosure/tax liens. Driving and dialing for dollars can save you time, fees, and hassle if you can find your own deals.
  • June's REIA meeting was focused on financing with a Lender Panel that consisted of a Hard Money Lender, Private Money Broker, and Traditional Bank lender. All have different requirements and levels of flexibility, but all had some common advice - have your finances in order. Make sure you have a personal financial statement, have your important documents stored and easily accessible like your LLC paperwork, tax returns, bank statements, list of assets and liabilities, etc.
