A huge THANK YOU to Ingrid Duque for taking the time to share her knowledge on the Property Tax Assessment Appeals process in Georgia.

As a reminder, we are not attorneys, tax professionals, CFPs, etc. Just investors sharing knowledge, hoping to help others on our investor journeys. This is Ingrid's process. Please consult with a property tax professional if you have questions about your process.

The Steps to Appeal

  1. Review your tax assessment statement.
  2. NOTE THE APPEALS DEADLINE
  3. Determine if you want to appeal
  4. Locate the link to the appeals website submission page (in Augusta, it's in the upper, right-hand corner of the document)
  5. Click the link and enter the requested contact information
  6. Fill out the submission form, deciding if you will file a Value or Uniformity appeal
  7. Find comparable properties that support your case. We suggesting finding at least 1 comp that SOLD at the value closest to your property's assessed value and 1 comp that SOLD at the value YOU think your property is truly worth.
  8. Prepare your support (you format the support however you want; there's not only one way to do it)
    • In a printable document format, include the comparable properties you've identified
    • Call out differences in the property (level of renovation, recent fixes, quality of finishes, age of the property, etc.)
    • Include photos of your property and the comp properties to show the differences (find these on apps like Zillow, Redfin, etc. or connect with your agent for assistance)
  9. Attach your support
  10. Submit your appeal by the deadline -- there are no extensions or exceptions.

Helping women secure their financial futures through real estate investing is my passion and purpose. As a 20+ year corporate baddie in my 40's, I know how difficult it is to spend half my life climbing the proverbial corporate ladder only to feel my job and finances are in someone else's control. I didn't want that for myself or for any other woman! 5 years ago, I took the reins! I invested in my first rental property and have grown my portfolio to 7 figures, securing passive income that will continue to grow over time and has allowed me to exit my "day job" for a more fulfilling future helping others do the same. If you're ready to build wealth and legacy and secure your financial future through real estate investment, this is for you! I'm here for you. We can do it together.
